Just had another borrower said to me "we're shopping for the best deal".
This is the 4th time this year that a loan prospect blew me off after I
drove all the way to their homes at night to get them pre-qualified in
person. Maybe it's because I only have a few leads. I can't afford to
loose a deal! February 9- Another borrower I've been working on for weeks said they've decided to go to their bank. I don't know how many times this has happened. I am sick & tired of getting used for my services. March 16- I Ran an ad created by our marketing dept with our mortgage company slogan.. I thought I'd give this "slick professionally created ad" another try. The ad cost me $470. So far, I've had 2 calls. If I don't get any loans in the pipeline right now, how am I going to stay in this job long to enjoy the benefits down the road...when I'm driving around delivering pizzas all day long? April 2- The VP in charge of mortgage origination's flew in from Chicago and gave us a lecture, said "we all need to get our asses up and hit the streets.", "It's a numbers game-if you see 50 real estate offices a week- you'll get 1 office to give you deals". That morning, all pumped up, I stopped by 10 real estate offices. But, after hearing "Leave your card on the table, broker will call you", 10 times in one day. I went home. May 17- A colleague from my sales office attended a 3 day master sales seminar for $1,500.00 paid $700 for a round trip ticket and $200 a night for room and board! I'm dying to see the results. June 1- Hosted a broker luncheon at 55 Decatur Ave. Got there 15 minutes before the brokers showed up to setup. Saw a few familiar brokers I've done luncheons for that has not even given me a deal yet. Politely asked for a deal from the listing broker, got blown off again. Said she has a lender she's been using for 2 years. July 2- Just about half of the year has gone by, only closed 7 loans so far. I can't remember a time I've been this frustrated in my entire life. I know that I'm really a good loan officer if I can get in front of enough qualified loan prospects. But, how can I get in front of enough loan prospects to see everyday? August 10- My colleague still hasn't attributed to even 1 loan from his 3 day seminar. He remained calm, but deep inside I know he is getting desperate. |
August 28- Purchased 20 Internet leads, cost me $600. Only 4 said they were expecting a call back, one sounded promising. I hope to close this deal soon but I wish someone didn’t low balled the rate again. I need this deal. I’ll probably make $500 from it if I am lucky. October 3- I just found out that my big loan that's been pending for the last 3 months fell through. The borrower went to another lender and accepted their written commitment today. This can't be happening...Here I work on this deal for months & because I was only a few days short of securing the commitment, I get blown off just like that. It's just not fair. October 11 - Read an unusual ad in trade paper that says the reason we all struggle is that there's too much competition and that we use "traditional" marketing methods that cost too much and simply doesn't work anymore. Says "If we want to succeed. We must have a reliable system to generate an endless supply of self generated qualified loan prospects daily and consistently to be successful in the business. October 26- Requested and got their free report offer on their web site. They had all kinds of success stories from loan officers and mortgage originators around the country who are using their direct-marketing mortgage lead generation system to generate tons of loans consistently and increase their loan origination income by 300% to 400% or more in as little as 30 days. November 11 - My colleague quit today. He had to get another job so he can pay his bills.
